What a Seal Coat Actually Does

New asphalt is black because it's rich with the binder that holds it together and keeps it flexible. Montana sun and weather oxidize that binder out of the surface — the fade to gray is the visible symptom of the mat going dry and brittle underneath. Brittle asphalt cracks under loads it used to shrug off, and every crack is a door for water.

Seal coating puts a sacrificial layer over the mat: it takes the sun, sheds the water, and stands up to the fuel and oil drips that eat bare asphalt around parking spots. The surface underneath stays flexible longer — and in a freeze-thaw climate, keeping water out of the mat is the whole game.

When to Seal and How Often

Two timing rules. New asphalt has to cure before its first coat — a fresh mat needs at least a season for its oils to work out, and sealing too early traps them and leaves the surface soft. After that, established asphalt wants resealing every few years: often enough to keep the barrier intact, not so often that coating builds up on the surface.

Application wants the same weather asphalt work always wants — warm, dry days inside the Montana season. We prep first: surface cleaned, and cracks hot-sealed before any coating goes down, because sealing over open cracks just hides the problem while water keeps pouring in. Then the coat needs a day or so to cure before traffic.

Driveways, Lots, and Keeping Your Doors Open

On a home driveway the disruption is small — the coat goes down, you park on the street, and you're back on it once it cures. On a commercial lot we phase the work in sections, so customers and crews keep moving while each area cures and the lot never fully closes.

A sealed lot also just reads right: deep black surface, and once fresh lines go over it, the whole property looks looked-after before a customer reaches the door. If the lot has real damage — potholes, alligatored sections — we fix that first with patching and repair, because seal coat is protection, not repair.

How much does seal coating cost in Billings?
